Here’s Why Your Charleston Property isn’t Selling Fast

As one of the hottest real estate markets in the country, selling a house in Charleston might seem like a walk in the park, and in most cases, you’d probably be right. However, some people are finding it difficult to sell their house despite their best efforts. What gives?

You’re Not Using the Right Photos of Your House

In general, potential buyers want to check out 5 things: the master bedroom, the kitchen, the bathrooms, the yard (front or back, or both), and the living room. Play to the strength of each of these areas: if you have high ceilings, try to include that in the photo. Make sure every room you photograph is clean, well-lit, and spotless.

There are Repairs and Improvements that You Haven’t Finished

We get it: sometimes, repairs and renovations take time, but if you’re trying to sell a house in Charleston fast, you’re going to want those repairs and renovations finished yesterday. Charleston is one of the hottest real estate markets in the country, but that doesn’t mean that buyers aren’t discerning.

For many potential buyers, an unfinished house looks unappealing, obviously. If you’re going to put your house up for sale, make sure that all repairs and improvements have already finished. It’s just not a good look to try and sell your 5-bedroom Colonial when it’s got scaffolding and plastic tarps covering it.

The Kitchen and Bathroom Look Gross

You would think that the master bedroom would be the most desired room in a house. You would be wrong. In fact, 9 times out of 10, potential home buyers will look at two very important rooms: the kitchen and the bathroom. There’s a perfectly simple explanation as to why these two rooms get the most love. For the kitchen, it’s where the family congregates, has meals, entertains guests, and many more. It’s the social and familial center of the house, much more valuable than the living room or an entertainment room. As for the bathroom, well, no one wants to do numbers 1 and 2 in an ugly, unhygienic place. Improve these two rooms as well as possible, regardless of price. You will make that money back.

There’s Not Enough Marketing to Get Your House Noticed

Selling a house is 10% making sure the house looks great, and 90% marketing. Everything from your curb appeal to online listings, to the photos you take and down to the cookies you put out during open houses, and pretty much everything in between, is going to either make or break your home sale.

Marketing your listing doesn’t just end with having it listed in the classified ads: you need to get word-of-mouth, social media, even a website. Invest in digital walkthroughs of your house, or, heck, be there physically to show people around when you do open house. Basically, do everything short of having spotlights pointed at your house while you yell into a megaphone. That might be too much.

You’re Coursing the Sale Through a Realtor

Let’s make something clear before we start: we have nothing against these real estate professionals, and if you want to work with someone you trust, we highly encourage it. That being said, here are some things about coursing a sale through a realtor or real estate agent.

First, there’s a big chance they’re busy. If you’re going with a trusted and popular real estate agent or realtor, then your property will probably be only one of dozens they’re juggling at the same time. That’s usually a good sign, but if you’re trying to sell your house fast in Charleston, you’re going to need someone that is going to give your property the attention it deserves.

And secondly, price inflation. Yes, real estate agents and realtors will try their best to keep the price as close to market value as possible, but they will still tack on their commission on the sticker price. That’s just how the business works and there’s absolutely nothing wrong with that at all; if you’re trying to rush a sale, you’re probably not going to find someone with that sort of cash on hand.
